Three days, one strong appearance: The Central German Joint Stand has once again proven itself as an attractive platform for investors and project developers at Expo Real 2026 in Munich. From October 5 to 7, 23 exhibitors from Saxony, Saxony-Anhalt and Thuringia presented themselves to an international expert audience – and subsequently drew an entirely positive conclusion.

Strong Presence at Europe's Largest Real Estate Fair

Expo Real is considered the central B2B platform for the real estate and investment industry in Europe. At the Joint Stand of the European Metropolitan Region Central Germany, cities, districts, economic development agencies and numerous companies from the real estate industry bundled their presence to make the region's broad portfolio visible. The focus was on current commercial and industrial properties as well as pioneering urban development and real estate projects from the three Central German federal states.

The lively exchange with expert visitors from Germany and abroad confirmed the interest in the region. Thematically, the focus of discussions was on investment and development perspectives for industrial and commercial properties as well as forward-looking urban development projects.

Flagship Projects from the Region in Focus

The projects presented included, among others, the Airport Industrial Park and the TechPark Leipzig, the further development of the BioCity Campus as well as the Kohlrabizirkus in Leipzig. Halle (Saale) was also represented with two distinctive projects: the Future Center for German Unity and European Transformation and the revitalization of the RAW site. This range of projects – from greenfield sites through commercial real estate to complex urban development projects – underscores the dynamism currently perceptible in Central Germany's real estate economy.

The trade fair appearance was rounded off by an extensive supporting program that generated additional interest at the Joint Stand. Particularly the traditional Central German Investor Evening met with great approval again and provided room for in-depth discussions between exhibitors and expert audiences.

Expo Real 2026 in Overview: Market Shows First Signs of Recovery

The success of the Central German appearance took place at a fair that itself sends signals of recovery. According to the organizers, Expo Real 2026 counted a total of 1,777 exhibitors from 37 countries – an increase compared to the previous year, when 1,742 exhibitors from 34 countries were represented. There was also a slight increase in visitor numbers: More than 42,000 participants from 74 countries came to Munich, in 2025 there were around 42,000 participants from 70 countries. Distributed across 76,000 square meters in seven halls, this year housing construction, financing and investable infrastructure were at the center of the fair activities – infrastructure received a dedicated thematic focus for the first time.

Another central topic was affordable housing: Under the motto "Flexible Housing – Opportunities Next Door," discussions focused on how more affordable housing can be created despite high construction and financing costs as well as lengthy approval procedures. Approaches discussed included topping out, adaptive reuse, serial and modular construction, and more efficient land use. The discussions made clear how closely political framework conditions, investment decisions and practical project implementation are interconnected.

Overall, the real estate market appears to be in a phase of cautious recovery: investors are reviewing more projects again, but challenging financing conditions, high construction costs and regulatory hurdles continue to hamper the implementation of many projects. Against this backdrop, the positioning of regions like Central Germany gains additional significance, as they can strategically present attractive locations and concrete projects.

Conclusion: Central Germany Remains on Investment Course

The Central German Joint Stand demonstrated once again at Expo Real 2026 that the region can hold its own in international competition for investors with a clear profile and concrete projects. The combination of commercial and industrial properties, innovative urban development projects and a strong network of cities, districts and companies is paying off. Given the overall slightly growing visitor and exhibitor numbers of Expo Real as well as the first recovery signals on the real estate market, interest in Central German locations should remain in the coming years – provided the region maintains its visible and well-networked presence at international trade fairs.
