<h2>More Restrained Market Sentiment Than Previous Year</h2> <p>The Expo Real Trend Index shows significantly more cautious market assessment for 2026 than in the previous year. The euphoria of earlier boom years has given way to sober stocktaking. Nevertheless, sentiment is by no means uniformly pessimistic: particularly in the residential segment, sentiment remains by far the most positive in 2026. Hotel properties too are expected to experience further recovery based on good performance figures in recent times.</p> <p>The office market has differentiated: the long-dominant negative narrative surrounding office properties has noticeably diminished. Yet restraint in commitments to this segment will continue to have an effect in 2026. Remarkably, some investors who have shown restraint for three years now want to become more active again – a cautious signal for a possible turning point.</p>

<h3>Operator Real Estate as a Stabilizing Factor</h3> <p>Beyond conventional property types, operator real estate is increasingly attracting the attention of both institutional and private investors. Data centers, healthcare and education properties, as well as self-storage offerings, are gaining importance because they operate largely independently of the conventional real estate cycle and generate long-term plannable cash flows. These asset classes serve to diversify and stabilize portfolios and are likely to expand their market share further in 2026.</p> <p>In the commercial sector, particularly in manufacturing, the market is in a transformation phase with clear focus on established, functioning existing properties. Medium-term recovery is expected through the settlement of research and development-intensive uses – not least driven by infrastructure interest from the defense sector.</p>

<h2>Investors Between Prime Locations and Opportunities in B-Location Segment</h2> <p>In city center locations, investments in 2026 are again being realized at higher multiples than in previous years. Interestingly, private capital providers now frequently outbid institutional offers – a trend that provides stable demand for premium properties. For less central locations, the situation remains more differentiated. Particularly attractive here are properties with long-term lease agreements and significant price discounts.</p> <p>Distribution-oriented investors, particularly from abroad, are showing stronger interest in transactions in the 10 to 50 million euro range. Opportunities in 2026 emerge particularly where adjustment pressure creates momentum – for example, with older existing properties requiring refinancing in a micro-environment that still offers room for rent increases. Interest also remains from the Middle East and Arab region, with strategy splitting in two: high-yield opportunistic investments on one hand, hobby objects requiring minimal management – such as long-term leased, prestigious hotel properties – on the other.</p>

<h2>New Formats and a Look at the Trade Fair Itself</h2> <p>Expo Real, organized by Messe München GmbH since 1998, has recovered significantly in recent years. After pandemic-related restrictions, the trade fair already presented itself in 2022 with seven halls and more than 1,900 exhibitors, two-thirds of whom were from Germany. A central element of the current orientation is the new area "Transform & Beyond by Expo Real", which programmatically summarizes what currently matters to the industry: joint shaping of the future of real estate.</p> <p>Practical for visitors: Since 2023, Expo Real tickets include free public transport to and from Munich's trade fair grounds – specifically the MVV ticket for zones M-6, valid on the respective visit day. A small but noticeable service feature that facilitates travel to Germany's largest real estate trade fair.</p>

<h2>Conclusion: Cautious Optimism with Clear Priorities</h2> <p>Expo Real 2026 meets an industry in transition: general caution has not disappeared, yet individual signals – such as in the office segment or returning institutional investors – point to gradual stabilization. Residential properties and hotels remain sentiment drivers, while operator real estate such as data centers or healthcare properties are gaining importance as reliable diversification components. Those traveling to Munich in October will encounter a trade fair characterized less by euphoria than by sober, yet constructive stocktaking – a realistic reflection of an industry reorganizing itself while keeping its gaze forward.</p>
